The project
Ramhan Island sits off the Abu Dhabi coast, ten minutes from Yas Island and fifteen from the airport. The masterplan runs to 6.5 million square metres, of which 2.8 million are water, and it is cut into eighteen smaller islands, each one a separate community reached by a bridge or a causeway.
The result is unusual for Abu Dhabi. Instead of one shoreline shared by everybody, the homes sit along creeks and spits, so each villa has its own sandy beach and looks across the water at the villas opposite rather than at a neighbour's wall. The developer puts the average distance from home to home across the water at seventy to one hundred metres.
There will be 1,060 standalone villas, from three bedrooms to six, alongside 900 marina apartments, a marina with 170 berths, a hotel and a retail promenade. Villas are handed over with appliances, air conditioning, wardrobes and a swimming pool. My view is that the water is the whole proposition here: buy the plot and the outlook first, and treat the villa type as the second decision.

Payment plan

A booking fee of AED 100,000 reserves the villa. The full ten per cent down payment and the two per cent Abu Dhabi Municipality fee are then due within one week of booking, together with an administration fee of about AED 5,700.
Golden Visa
Purchases at AED 2,000,000 and above qualify for the UAE ten-year Golden Visa. Every villa on Ramhan Island is well above that threshold, so residency is available on any purchase here.
