The Residences by DIFC is the first residential release within DIFC Zabeel District, the government-backed expansion of the Dubai International Financial Centre. Two towers comprising 463 residences, designed by Adrian Smith and Gordon Gill, the studio whose founders led the design of the Burj Khalifa, with views towards Emirates Towers, the Burj Khalifa, and the district itself.
DIFC Zabeel District is a 7.1 million square foot masterplan delivered in six phases by DIFC Developments through to 2040, extending a financial centre that is already home to more than 42,000 companies and 125,000 professionals. Only 21 residential buildings are planned across the entire district, which makes residential inventory here genuinely scarce. The Residences sits within Phase 1, fully operational by 2030, alongside the world's first purpose-built AI Campus, Class A offices, an Art Pavilion, a boutique hotel with a private members club, the restored heritage Stables, and Zabeel Village with its retail and dining. Around 20 per cent of the district is dedicated to green and open space, a future metro station is planned around two minutes' walk away, and a pedestrian bridge connects directly to the existing DIFC.
Residences range from one to three bedroom apartments to a limited collection of twelve three and four bedroom duplex penthouses crowning the towers. Phase 1 alone is planned to hold a workforce of some 20,000 professionals, which shapes the rental catchment around these homes. Handover is anticipated in Q4 2029.
