
Lunaya is a landscape-led community by Zaya, the developer behind Al Barari in Dubai. It sits along Sheikh Zayed Road within the city's southern growth corridor and connects directly to the Green Spine, the ecological network running between Dubai and Abu Dhabi. The location keeps the city close, with Expo City, Al Maktoum International Airport, Palm Jebel Ali, and the emerging Jebel Ali Beach and Southern Waterfront developments all within easy reach, while the setting itself remains open and nature-driven.
The name is drawn from Luna, the moon, and the design follows that idea throughout, with soft curved forms, lagoons, and waterways moving through the site. The masterplan brings together a villa collection and an apartment component, Lunaya Terraces.
The villa collection comprises four types, The Bloom, The Rise, The Dune, and The Sol, across four and five bedroom layouts set around lagoons and waterways.
Lunaya Terraces reinterprets villa living in a vertical format. The buildings, named Cove, Reef, Haven, Shore, and Bay, rise to ground plus seven floors with a rooftop level, and each floor holds only eight residences. The one, two, and three bedroom homes are conceived as living terraces, with generous outdoor space, three metre ceilings, and open corridors that carry daylight and landscape views through the building.
Residents share a rooftop pool and garden, indoor and outdoor gyms, wellness and sports facilities, and a landscaped arrival lobby with ground floor retail. The wider community adds parks, dog parks, lagoons, dining venues, and daily conveniences including a supermarket, a pharmacy, and a library. Finishes are grounded in nature, with warm stone, light oak, and greenery integrated into the facade.

Every residence currently released sits above the AED 2,000,000 threshold, so all units at Lunaya qualify for the UAE ten-year Golden Visa. The one bedroom apartments sit only marginally above that level, so I confirm the exact purchase price against the threshold before relying on it.
